Dodgy real-estate agent revenge
Wed, 30 Oct 2013 07:50:23 -0700About 5 years ago, we rented our house out through an estate agent and went traveling for a year. Everything was fine and dandy until we were a few months into our trip and halfway across the country.
Out of the blue we receive a call from the estate agent saying that the tenants are going to press charges if we do not clean the pool in the yard of the house. This surprised my dad, since we had signed a contract which stated that the tenants would be looking after the property due to the fact that we were thousands of kilometers away for almost an entire year.
At this point we discover that the tenants have a different contract to the one we signed before renting the house out. This was a major hassle for my dad while we were attempting to enjoy our trip, and he ended up having to organise and pay for a pool cleaner to deal with it in the meantime.
After this, he talked to the real-estate agent and requested that he be reimbursed for the situation (the two different contracts, which differed only in the property management level) which escalated to the point where the agent told my dad to "Take it to court or Piss off." Taking the agent to court would have been too much of a hassle and would have cost too much over time for the attorney fees, court costs, etc, so we ignored the problem and broke ties with the agent as soon as we returned home.
The revenge?
Three months later, dad went to the estate agent's office and superglued the locks. That showed them.
P.S. They went out of business two years later. The chinese takeaway in their place does great food!

We need more real estate outside of the city.
Fri, 01 Nov 2013 05:55:52 -0700This is something that we need. Why is there no good real-estate outside of the city? I like the Blaine County area so much more than the city. There is a 6 car garage near the air force base, and some 2 car garages up in sandy shores and the little town at the north end of the map. Maybe a DLC can make some of the big unused warehouses 10 car garages.

First time home buyer here. Why are my mortgage broker and real estate agent discouraging me from making offers on bank owned properties?

First time home buyer here so I might have some questions that seem pretty obvious. So I am looking at buying a condo. I'm 25. I currently live with my parents rent free. I am seeing alot of great bank owned properties on the market and I would love to make an offer. Downside is, I don't have the full amounts in cash most of the properties are asking for. So I will be putting a 20% down.
My mortgage broker and real estate agent strongly discourage me from going after bank owned properties. They say it takes too long to hear from the bank. This annoys me because, I currently live at home so its not like I URGENTLY need to find a place. I have the time to wait it out.
Are they just being lazy because its the same amount of paper work for less commission? Does anyone have experience buying bank owned properties without the full amount in cash? How long did it take to hear back?

edit: Thanks for the advice guys. I just wanted to add that I'm thinking of buying a condo, and not a house. NOt sure if this makes a difference in anything. I also live in NJ.
